Marketing, Leasing & Resident Screening
Finding the right resident starts with thoughtful pricing, effective marketing, and a consistent screening process.
We evaluate the local rental market to establish a competitive rental rate and market your property across widely used rental platforms to reach prospective residents. We coordinate inquiries, showings, applications, and the leasing process from beginning to end.
Every applicant is screened using established qualification criteria designed to provide a fair and consistent process. Screening includes income and employment verification, credit history, rental history, background screening, and other applicable qualification requirements.
Once an applicant is approved, we coordinate the lease, move-in process, required documentation, and security deposit so everything is in place before possession.
Rent Collection & Financial Reporting
Consistent rent collection and accurate accounting are an important part of protecting the financial performance of your rental property.
Dwell Well manages monthly rent collection, tracks payments, addresses delinquent accounts, and coordinates the appropriate notices and next steps when necessary.
Owners receive monthly financial reporting and convenient online access to their property information. Owner distributions are typically processed between the 10th and 12th of each month, providing a predictable schedule for rental income.
We also handle security deposit accounting and the financial details associated with the resident lifecycle, helping keep your rental property's records organized from move-in through move-out.
Maintenance & Property Walk-Throughs
Taking care of a rental property requires more than responding when something breaks. It means staying aware of the property's condition and addressing issues before they become larger problems.
Residents have a clear process for reporting maintenance concerns, and Dwell Well coordinates repairs with qualified vendors while keeping owners informed about significant maintenance needs and expenses.
We also maintain regular eyes on the property throughout the tenancy.
Bi-Annual Interior Walk-Throughs
Twice each year, we conduct an interior walk-through to document the general condition of the home and identify visible maintenance or property concerns.
Monthly Exterior Drive-Bys
Regular exterior drive-bys provide another layer of oversight and help us identify visible concerns with the property between interior visits.
Residents are also required to maintain renter's insurance throughout their tenancy.
Together, these practices help us take a proactive approach to caring for the property rather than relying solely on resident-reported maintenance.

Property management pricing should be easy to understand
Dwell Well's full-service management fee is 8% of monthly rent collected, with a $200 initial setup fee.
Our management agreement provides a complete description of services, responsibilities, and applicable fees so owners can review the details before making a decision.
