Dwell Well coordinates maintenance and repairs for the properties we manage. The best way to report an issue is through your Resident Portal.
How to Submit a Maintenance Request
All non-emergency maintenance requests should be submitted through your Resident Portal.
When submitting your request, please:
- Describe the issue and where it is located
- Include photos or video when helpful
- Provide current contact information
- Let us know about any relevant access instructions
Providing complete information helps us evaluate the issue and coordinate the appropriate next steps as efficiently as possible.
What Happens After You Submit a Request?
Once we receive your maintenance request, we'll review the information and determine the appropriate next step.
Depending on the issue, we may contact you for additional information or coordinate with a vendor to schedule service. Please watch for calls, texts, or emails regarding your request so we can get the work scheduled.
Some repairs may also require coordination or approval from the property owner.
Emergency Maintenance
A maintenance emergency is an issue that poses an immediate threat to people or could cause significant damage to the property if it is not addressed promptly.
Examples may include:
- Active flooding or a major uncontrolled water leak
- No heat during dangerously cold weather
- A significant electrical hazard
- A sewer backup
- Another condition creating an immediate risk to people or the property
Follow the emergency maintenance instructions provided through your Resident Portal.
For fire, suspected gas leaks, or another situation requiring emergency services, call 911 or the appropriate emergency utility provider first.
Before Submitting a Request
Some common issues may have a simple solution. Before submitting a maintenance request, check for things such as:
- A tripped circuit breaker or GFCI outlet
- A thermostat that needs new batteries
- A clogged HVAC filter
- A garbage disposal that needs to be reset
- A light bulb that needs replacement
If you're unsure or the issue continues, submit a maintenance request and we'll help determine the next step.
Help Us Protect Your Home
Please report leaks, water intrusion, electrical concerns, heating problems, or other issues that could cause additional property damage as soon as you notice them.
Small problems can become much larger when they're left unreported. Prompt communication helps us address maintenance concerns sooner and protect the condition of your home.
Property Walk-Throughs
Dwell Well conducts interior property walk-throughs twice each year to document the general condition of the home and identify visible maintenance concerns.
These walk-throughs are not a substitute for reporting maintenance. If something needs attention, please submit a request when you notice it rather than waiting for a scheduled visit.
