When is rent due?
Rent is due on the 1st of each month and is considered late after the 5th.
How do I pay rent?
Rent can be paid securely through your online Resident Portal>.
What should I do if I have a question about my account or balance?
Contact the Dwell Well team if you have a question about a payment, charge, balance, or other account information. You can also view your payment history and account details through your Resident Portal.
How do I submit a maintenance request?
Submit maintenance requests through your Resident Portal. Please provide as much information as possible about the issue and include photos when helpful.
What is considered a maintenance emergency?
A maintenance emergency is generally an issue that poses an immediate threat to people or could cause significant damage to the property if not addressed promptly.
Follow the emergency maintenance instructions provided through your Resident Portal.
For fire, suspected gas leaks, or another situation requiring emergency services, call 911 or the appropriate emergency utility provider first.
Can I contact a repair company myself?
No. Please submit maintenance issues to Dwell Well rather than arranging repairs yourself unless you have been specifically authorized to do so.
This allows us to properly coordinate access, communicate with the property owner when necessary, and make sure the appropriate vendor is assigned.
Am I required to have renter's insurance?
Yes. Residents are required to maintain renter's insurance throughout the tenancy.
Your personal belongings are not covered by the property owner's insurance, so please keep your required coverage active and your policy information current.
How often does Dwell Well conduct property walk-throughs?
Interior property walk-throughs are conducted twice each year.
These visits allow us to document the general condition of the property and identify visible maintenance concerns. You'll receive notice before we enter your home.
Should I wait until a property walk-through to report maintenance?
No. Please report maintenance concerns when you notice them.
Submitting a request through your Resident Portal allows us to begin addressing the issue rather than waiting for the next scheduled walk-through.
Can I have a pet or animal at the property?
Pet policies vary by property and must be followed according to your lease and Dwell Well's animal guidelines.
Do not bring a new pet or animal into the home without completing any required approval process first.
Can I make changes or improvements to the property?
Please contact Dwell Well before painting, installing fixtures, making alterations, or completing other changes to the property.
Written approval is required depending on the type of change.
What should I do if my contact information changes?
Please keep your phone number, email address, and other important contact information current. Contact Dwell Well or update your information through the Resident Portal when applicable.
What happens when my lease is approaching expiration?
Dwell Well will contact you regarding renewal options and next steps as your lease approaches expiration.
Renewal terms, including any changes to the rental rate or lease conditions, will be provided for your review when applicable.
What if I don't plan to renew my lease?
Review your lease for the notice requirements that apply to your tenancy and submit your notice to Dwell Well in writing within the required timeframe.
Once proper notice has been received, we'll provide information about the move-out process and what needs to be completed before returning possession of the property.
How do I give notice to move out?
Notice must be provided in writing and in accordance with the requirements of your lease.
Contact Dwell Well if you have questions about how to submit your notice or the timeframe that applies to your tenancy.
What happens after I give notice?
We'll provide move-out instructions explaining what needs to be completed before you leave, how to return possession of the property, and other important information about the move-out process.
Please review those instructions carefully and contact us with any questions before your move-out date.
How do I get my security deposit back?
After you have moved out and returned possession of the property, Dwell Well will complete the move-out process and handle your security deposit in accordance with your lease and applicable requirements.
Make sure we have your correct forwarding address so required documentation and any refundable portion of your deposit can be sent to you.
What if I have a roommate who wants to move out or someone who wants to move in?
Contact Dwell Well before making any changes to the occupants of your home.
Changes to residents or occupants must be reviewed and approved before anyone moves in or is removed from the lease.
Where can I find my lease and other documents?
Your Resident Portal is the best place to start for lease and account documents. If you need something you can't locate, contact our team.
