Thank you for considering a Dwell Well Property Management home.

We want the application process to be as clear and straightforward as possible. Before applying, please review the rental qualifications, required documentation, screening criteria, and application procedures below.

Overview of Rental Qualifications and Application Process

Required Information & Documentation

  • Government-issued ID
  • Four most recent pay stubs or two years of tax returns
  • OurPetPolicy.com application related to ANY animal that will reside at the premises
  • Landlord contact information for the last three years
  • All adults age 18+ MUST apply and pay a NON-REFUNDABLE APPLICATION FEE

Security Deposits & Admin Fees
Security deposits are due within 24 hours of approval, and all leases require a $250 admin fee per property/lease agreement.

Applicants with credit scores below 650 and references may still be approved with up to a 50% increase in the security deposit plus last month's rent and may be required to have a co-signer.

All completed applications are processed on a first-come, first-served basis.

Common Reasons for Decline
Reasons may include an incomplete application, evictions, collections from landlords, credit score below 650, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets that do not meet property requirements, and/or a move-in date that is too far in the future.

Within the last seven years, felony convictions involving the illegal manufacture or distribution of a controlled substance, bodily harm, or intentional damage or destruction of property, such as arson, may be grounds for denial. Sexual-related offenses may be considered regardless of when they occurred.

RENTER'S INSURANCE is required for all leases and lease renewals.

All residents are automatically enrolled in a Benefit Bundle Package.

Application Processing Policies and Procedures

Dwell Well Property Management is an Equal Opportunity Housing Provider. We comply with the federal Fair Housing Act and applicable state, federal, and local fair housing laws.

Application & Fees

Each application must be complete. If one part does not apply to your circumstances, please enter N/A in that field. Failure to provide requested documents or information will result in the application being considered incomplete.

To process your application, we must receive the following. Required documentation can be attached to the online rental application or submitted according to Dwell Well's application instructions.

APPLICATION: A complete, signed, and dated application is required for each adult age 18 or older who will reside in the home. If assistance completing the application is needed, please contact Dwell Well Property Management.

FEE: A NON-REFUNDABLE APPLICATION FEE is required for each applicant and co-signer, regardless of family or marital status.

IDENTIFICATION: A copy of the applicant's valid identification, such as a driver's license, military ID, state-issued ID, or passport.

PROOF OF INCOME: Four most recent pay stubs or direct deposit receipts. For self-employed or retired individuals, a copy of the last year's income tax returns AND copies of the two most recent business and personal bank statements are required. Screenshots are not accepted.

ANIMAL OWNERS: Not all properties accept pets. We use a third party to screen potential animals. If you are applying with a pet, companion animal, or service animal, please complete the additional required screening through Our Pet Policy.

If the property owner has agreed to allow a pet, the applicant will be responsible for a non-refundable pet fee and monthly pet rent. The pet fee is required at the time the lease is signed. Pet fees do not apply to approved assistance animals.

Rental Criteria

RENTAL HISTORY: Verifiable, non-family rental history for the past year is required. If you have owned a home, your payment history will be reflected on your credit report.

Co-signers and/or increased deposits may be considered for lack of rental history, foreclosure, or short sale. Applications may also be denied for damages beyond normal wear and tear, illegal activity on the premises, and/or reports of non-compliance.

Any landlord reference that includes three or more late payments per calendar year will result in an increased security deposit.

A security deposit that was not returned due to damage beyond normal cleaning or repairs, failure to provide proper notice of intent to vacate, and/or a broken lease may be cause for denial.

INCOME: Families/couples must be able to prove a combined NET monthly income of at least three times the monthly rent. Roommates must EACH prove NET income of at least 1.5 times the monthly rent.

Child support and SSI may be counted as income when verifiable. Unemployment is not considered income.

Income guidelines may be waived at the discretion of Dwell Well Property Management if the applicant prepays rent for the full term of the lease.

EVICTIONS/UNLAWFUL DETAINER: Eviction history may be considered if the applicant submits records showing the eviction was due to financial difficulty and has been resolved within the last five years, there are no other collections on record, the debt has been paid, and the eviction judgment was not more than $2,000.

CREDIT: Your credit score must be 650 or higher. Scores below 650 may sometimes be approved with conditions.

Applicants may be required to pay an additional deposit equal to one month's rent or have a co-signer and must have excellent income and rental history.

Applicants with a non-existent credit rating may be denied or required to have a co-signer. Applicants with an open bankruptcy will automatically be denied.

Applicants with a bankruptcy discharged within the past 12 months may be required to pay an additional deposit or prepaid rent.

All information on the credit report is subject to verification, including previous addresses and places of employment. Credit reports supplied by applicants are not accepted.

CO-SIGNERS: Co-signers must have a credit score of at least 680, provide proof of income of at least five times the monthly rent, live and work in Idaho, and have no criminal history.

  • Felony drug distribution and/or manufacturing
  • Any felony involving a violent act against another person
  • Sex offender felony

Automatic Denials

  • Collection efforts filed by past landlords or property management companies
  • Incomplete or unverifiable information on the rental application
  • Discrepancies between the rental application and verified information
  • Rental history in which a previous landlord or property manager refuses to re-rent to the applicant

All units are non-smoking. Residents who smoke must do so at least 20 feet away from all entryways and windows.

Application Processing Time

Applications are usually processed within three business days. Processing time depends in part on how quickly references respond to our inquiries.

If attempts to obtain required information or references are unsuccessful, Dwell Well Property Management may decline the application after 24 hours following the final request.

Acceptance

If your application is approved, you will have 24 hours to secure the home by signing the lease and paying the security deposit and pet fee, if applicable.

If the lease has not been signed or required funds have not been paid within 24 hours of the lease being issued, Dwell Well Property Management reserves the right to rescind the lease offer and begin accepting applications on the property again.

The security deposit must be paid by cashier's check, money order, or online through the Resident Portal.

Once the lease has been signed, you must begin paying rent and utilities no later than 14 days from the date you are approved.

Should you choose not to occupy the property for any reason after signing the lease, you may be in breach of the lease and liable for damages resulting from that breach, including loss of rent until the unit is re-rented or completion of the minimum lease term, whichever is less, as well as applicable advertising, marketing, utility, yard maintenance, and other costs until the property is re-rented.

Lease Signing & Taking Possession of a Property

The security deposit must be paid in full within 24 hours of approval of your application and acceptance of the lease offer.

The first month's rent will be prorated. Any additional deposits or fees associated with the terms of your lease must be paid by cashier's check, money order, or online through the Resident Portal no later than three days before your lease start date in order to receive keys and possession of the property.

A copy of your renter's insurance policy and proof that required utilities have been transferred into your name must also be submitted three days before your lease start date.
