When will I receive my owner distribution?
Owner distributions are typically processed between the 10th and 12th of each month. Timing may vary when there are outstanding expenses, unpaid rent, or other activity affecting your property's available funds.
Where can I find my monthly owner statement?
Monthly statements and financial information are available through your Owner Portal. Your statement provides a detailed record of the income and expenses associated with your property.
What should I do if I have a question about a charge on my statement?
Contact our team and let us know which charge you have a question about. We're happy to review it with you and provide additional information when needed.
How will I know if my resident hasn't paid rent?
Dwell Well monitors rent collection and follows up on delinquent accounts according to the lease and our established processes. If a delinquency becomes significant or requires owner involvement, we'll communicate with you about the situation and next steps.
How are maintenance requests handled?
Residents submit maintenance requests directly to Dwell Well. We review the request, coordinate with the appropriate vendor, communicate with the resident, and follow the repair through completion.
We'll contact you when a repair requires your input or approval.
Can I use my own vendor for repairs?
If you have a preferred vendor you'd like us to use, please contact us before work is needed so we can review their information and determine whether they meet the requirements for vendors working at managed properties.
How will I know what's happening with my property?
In addition to ongoing management and maintenance coordination, we conduct interior walk-throughs twice each year and monthly exterior drive-bys.
If we identify a condition, maintenance concern, or other issue that requires attention, we'll communicate with you and coordinate the appropriate next steps.
Will I receive a report from the interior walk-through?
Yes. Interior walk-throughs help document the general condition of the property and identify visible maintenance or property concerns. We'll provide information about the results and notify you of items requiring attention.
What happens when my resident's lease is approaching expiration?
We review the tenancy and current rental market before the lease expires and communicate with you regarding the recommended next steps. When appropriate, we'll discuss renewal terms and any recommended rent adjustment before proceeding.
Who determines the rent when a lease is renewed?
Dwell Well evaluates current market conditions and comparable rental properties to make a recommended rental rate. We'll communicate our recommendation with you as part of the renewal process.
What happens when a resident gives notice to move out?
We'll coordinate the move-out process, communicate required instructions to the resident, prepare for the property's transition, and keep you informed about leasing and property needs.
After possession is returned, we'll assess the condition of the property, coordinate necessary work, and handle the security deposit according to the lease and applicable requirements.
What if I want to make improvements to my property?
Contact us before beginning or scheduling work at an occupied property. We can help coordinate access, communicate with the resident, and determine the best timing for the work.
What if I decide I want to sell my property?
Let us know as early as possible. We'll review the current lease and tenancy with you and help coordinate the property management side of the transition.
What if I want to move back into my property?
Contact us before making plans or communicating with the resident. The appropriate timing and next steps will depend on the existing lease and tenancy.
How do I update my banking or contact information?
Please contact Dwell Well if your mailing address, email, phone number, banking information, or other important owner information changes. We'll provide instructions for securely making any necessary updates.
Where can I find my management agreement and other documents?
Your Owner Portal is the best place to start for property and financial documents. If you need something you can't locate, contact our team and we'll help.
